What the evidence shows
UK estate agency software is already building AI staging and description writing into its own products, which leaves little room for a middleman. Street.co.uk added an AI property description tool as standard for all customers in 2023 and launched an AI photo editor for virtual staging and object removal in October 2025, claiming staging costs up to 300 times lower than third-party editing services. There is also legal risk: property software firm PayProp notes that agents have a duty not to publish misleading adverts and that Material Information features such as accessibility details should not be altered, while Propertymark warns against misrepresenting a property. In the US, California has passed a law (AB 723) requiring AI-altered listing photos to be disclosed.
Realistic earnings: A freelancer would be competing with tools agents already get inside their software, and would need to understand misleading-advertising rules. The sources do not provide earnings data for people selling this as a service.
